Congratulations on your approval!

The team at Hudson Property Services, LLC would like to congratulate you on your application approval! We aim to make the move in process as simple and seamless as possible. We've outlined our 4-step move in process below. Please be sure to review it thoroughly, including the FAQ section below. Step 1- The Deposit

Once your application has been approved, the next step is to sign the Non-Refundable Deposit Agreement and pay the Deposit. Here's how it works:

→   Sign the Deposit Agreement:  After approval, you will receive an email through AdobeSign with a copy of your Resident Ledger and the Non-Refundable Deposit Agreement for your signature. The ledger will show the full amount due to move in including the deposit, rent, and any other applicable move in costs. The Non-Refundable Deposit Agreement spells out the terms under which the deposit is held.

→   Cash Payment at CVS or Walmart:  In addition to the email above, you'll receive a text message with your unique PayNearMe barcode, and instructions on how to pay your deposit. The deposit can be paid at any participating CVS, Walmart or 7 Eleven location. Simply show the cashier your payment barcode, make your payment in cash, and the cashier will issue you a receipt. Payment must be made in cash. Debit cards, checks and money orders are not accepted. You can find a participating location by clicking HERE.

Other Information:

Deposit Due Date- The deposit is due in full by 5:00 pm on the  day after your approval. For example, if you are approved on a Friday, you must pay the deposit at a participating retailer before 5:00 pm Saturday.  All other move in fees are due before the keys are released. If the deposit is not received by the deadline, your approval will be cancelled, and the home will be placed back on the market.

Subsidy Information- If you will be receiving assistance by section 8, or any other voucher or subsidy program, please send any applicable landlord forms to [email protected] or fax to (845) 345-4477.

Step 2- Sign Lease

After the deposit is received, the lease will be prepared and sent for signature. Here's what to expect:

→   AdobeSign Email(s):  Your Lease Agreement and Tenant Handbook will be sent by AdobeSign for digital signatures. We recommend you review all lease documents with your attorney prior to signing. The Lease Agreement  and Tenant Handbook may be sent in multiple emails, so please keep an eye out for these important documents. You can view our sample Lease Agreement and Tenant Handbook HERE.

→   Opt in to Text Messaging:  Residents of Hudson Property Services have access to text messaging though their resident portal. During onboarding, you'll receive a text with a four-digit code to opt in to text messaging. Simply reply with the code to confirm, and you're ready to communicate with HPS staff by text!

→   Resident Center Welcome Email:  In addition to text messaging, all HPS residents have access to Resident Center; a state-of-the-art tenant portal with access to important documents, online payment system, online work order system and more. Your welcome email will provide a link to the Resident Center, as well as login and password reset instructions. You can also download the Resident Center app for iPhone HERE and Android HERE.

 

Step 3- Activate Utilities and Pay Move-in Funds

After the lease is signed, you'll need to activate utilities and pay the remaining move-in funds. Here is what to expect:

→   Activate Utilities:  A list of the tenant-paid utilities is outlined in the Lease Agreement. After the Lease is signed, it is the tenant's responsibility to get all utilities activated before the lease begins. We will be removing the utilities from our name on the lease start date, so it is important that you have them activated in your name to avoid interruption of service.

→   Pay Move-in Costs:  Before taking occupancy, all applicable move-in costs must be paid in full. This may include: rent, broker's fee, and Resident Benefit Package, or any other applicable charges. A breakdown of all charges can be found on your Resident Ledger. All move-in costs must be paid using PayNearMe, similar to the deposit.

Step 4- Move In!

It's finally time to move in! Here is a quick summary of what to expect next:

→   LockBox Code Email:  On the lease start date, you'll receive an email with instructions on how to obtain your keys. This is typically done as a lockbox move-in, which means you will get the code to the lockbox located on the property. Your keys will be located inside the lockbox. Once you have the keys, you can access the home and move in at any time.

→   Non-Refundable Deposit Applied to Security:  When the lease begins, your non-refundable deposit will be applied to your lease security deposit and will be held for the duration of the lease. You will see the non-refundable deposit converted to Lease Security Deposit on your ledger in the Resident Center.

→   Online Payments Activated:  After move-in, online payments will be activated in your Resident Center. This means that you will be able to make payments online 24/7 from the convenience of your own home. Payments can be made by eCheck or credit card, and can be set up as one-time, or automatic recurring payments. If you'd prefer, you may continue to pay your rent with PayNearMe at participating CVS locations.

 

Don't forget to log in to the Resident Center!

As mentioned earlier, the Resident Center provides access to your lease ledger, online payments, important documents, resident notifications, text messaging, work order submissions, and more. It is the hub of communication between residents and management and we recommend you log in often and save the address in your phone. Frequently Asked Questions:

All deposits and move-in funds must be paid in cash at a participating PayNearMe retailer. PayNearMe retailers cannot accept checks, money orders, or any other form of payment. After move-in, your resident portal will be activated, and you can make payments online with a credit card, debit card or echeck.
