All new residents of Hudson Property Services are enrolled in the Resident Benefits Package, and cannot opt out.

No, we cannot process applications before the home has been viewed in person. Any applications that are submitted "sight unseen" will be cancelled.

Please read the confirmation emails and/or text messages thoroughly for detailed showing instructions. The communications sent will provide detailed instructions on how to access the home. Most of the time, you will go directly to the apartment door.

We recommend that you bring any roommates and/or decision makers with you to the showing appointment. Rental properties go quickly and you may not have an opportunity to schedule a second showing before it's gone.

We typically book showings back to back in a small geographic area. It's important that you arrive on time, and keep your viewing to no more than 15-20 minutes.

No. We cannot accept any deposits until your rental application and supporting documents have been submitted, fully screened and approved.

For some listings, a valid credit card is required before a showing can be scheduled.  This is necessary to verify your identity. There is no cost for the showing and your credit card will not be charged.

For some listings, a photo ID is required before a showing can be scheduled.  This can be done by simply snapping a photo of the ID on your smart phone and submitting it with the request.

If you received notification that your appointment was cancelled, there could be several reasons. The most common reason is that we did not receive a response to our confirmation requests. After three attempts to confirm, your appointment is automatically cancelled. Regardless of the reason, you will receive an email with instructions on how to reschedule. If you have any questions regarding your cancellation, you can call (845) 345-4477 Monday through Friday, 9:00 am through 5:00 PM.

In order to make as many showing times available as possible, we schedule our showings back-to-back. We request that as a courtesy, if you are going to be more than 10 minutes late, please cancel your appointment and reschedule it for another time. This can be done by responding to the last text or email you received confirming the appointment. This will help ensure that you have ample time to view the property, and also help prevent appointments from overlapping.

No, the background check fee is not refundable under any circumstances.
