If an apartment is showing as active on our website, it is still available. When an application is approved, we immediately update the listing on our site with an "Application Pending" banner across the top. This indicates that we have an approval, and showings have been suspended to give the approved applicant time to submit his or her Holding Fee. If the Holding Fee is received, the listing will be removed from our site. If not, the "Application Pending" banner will be removed, and showings will resume.
For your convenience, we've made our appointment scheduling available 24/7 utilizing our automated online appointment service. Simply click the green "Schedule a Showing" button next to the property you are interested in, choose a showing time, answer a few questions, and your appointment will be booked!
In order to provide the most convenient and consistent service possible, we've moved our appointment scheduling 100% online. You can schedule your showing 24 hours a day, 7 days a week using our automated appointment service. Playing phone tag to schedule appointments is a thing of the past!
As a tenant of HPS, you'll enjoy the convenience of an online resident portal with web access to rental documents, your rent ledger, text messaging capabilities with management staff, online rent payments and more. We also offer convenient work order processes, with an online repair portal and a 24-hour call center for emergency repairs. The monthly technology fee helps offset the cost of these conveniences. The monthly technology is not optional, and you cannot opt out of these services.
In order to make sure that the home will be a good fit for you, we require you to view the home in person before submitting an application.
Please remember, the non-refundable application fee is charged immediately upon receipt of an application, and cannot be refunded under any circumstances. If you do submit an application prior to viewing, it will be put on hold until the in-person viewing has been completed, and the home will remain on the market until an application has been approved.
Our Rental Specialist will meet you at the rental unit at the designated time. We typically try to stand outside to greet you, but in inclement weather, or if another guest arrives, we may be inside the home. If you are at the correct address on time and don't see anyone, please feel free to knock on the door.
We recommend that you bring any roommates and/or decision makers with you to the showing appointment. Rental properties go quickly and you may not have an opportunity to schedule a second showing before it's gone.
We typically book showings back to back in a small geographic area. Our Rental Specialists have a 15 minute window to show the apartment, answer any questions, and lock up the home before leaving for their next appointment. For larger properties, homes for rent, and estates, we typically reserve 30 minutes for each showing.
No. We cannot accept any Holding Fees until your rental application and supporting documents have been submitted, fully screened and approved.
For some listings, a valid credit card is required before a showing can be scheduled. This is necessary to verify your identity. There is no cost for the showing and your credit card will not be charged.
For some listings, a photo ID is required before a showing can be scheduled. This can be done by simply snapping a photo of the ID on your smart phone and submitting it with the request.
If you received notification that your appointment was cancelled, there could be several reasons. The most common reason is that we did not receive a response to our confirmation requests. After three attempts to confirm, your appointment is automatically cancelled. Another reason may be that the Rental Specialist had a scheduling conflict and had to reschedule the appointment. In either case, you will receive an email with instructions on how to reschedule. If you have any questions regarding your cancellation, you can call (845) 345-4477 Monday through Friday, 9:00 am through 5:00 PM.
In order to make as many showing times available as possible, we schedule our showings back-to-back. This means that the agent showing you the home is likely coming from an appointment before, and heading to an appointment after yours. We request that as a courtesy, if you are going to be more than 5 minutes late, please cancel your appointment and reschedule it for another time. This can be done by responding to the last text or email you received confirming the appointment. This will help ensure that you have ample time to view the property, and also help prevent the agent from being late to the next showing appointment.
